The costs of owning a home that don't show up in the mortgage

A comfortably furnished living room

A mortgage payment is predictable. The rest of owning a home isn't — a new roof, a failed compressor, a water heater that finally gives out after twelve years. Individually these read as one-off surprises. Added up over years of ownership, they're a real, recurring cost of owning any home, whether or not anyone's tracking it as one.

Most homeowners don't have a clear answer to "what did my home actually cost me last year, beyond the mortgage?" — not because the information doesn't exist, but because it's scattered across bank statements, contractor invoices, and memory. Logging every expense against the system or project it belongs to turns that scattered picture into an actual number, by category and by year.
