How HOMEOS works
From your first photo to the day you sell — here's how everything about your home ends up in one place.
1. Add your home
Enter your address, purchase details, and square footage. Building a multi-unit property? Set up a Building once and add each Unit underneath it.
2. Capture systems with a photo
Point your phone at a water heater, HVAC unit, or appliance nameplate. HOME AI drafts the manufacturer, model, and install date — you confirm or correct it.
3. Get ahead of maintenance
Every system you add comes with a suggested maintenance schedule. Overdue and upcoming tasks surface on your Dashboard and in Notifications, not buried in a calendar app.
4. Invite the people who need access
Add a co-owner with full access, or invite a contractor, realtor, insurer, or emergency contact with exactly the scoped, read-only view their role needs — nothing more.
5. Share what's relevant, keep the rest private
Generate a listing-ready public link when you sell, or a scoped Passport view for an insurer's claim — your financial history stays private unless you choose to include it.
6. Hand off the whole history at closing
Transfer ownership and the new owner inherits the full Passport — every system, every completed project, every document — instead of starting from zero.
